When it comes to preparing your house for market and obtaining a Building Energy Rating (BER) certificate, we’ll help with that too.

You’re going for it – that’s great! We’ll arrange an initial sales appraisal with Tracy or Nick at a time that works for you. We can also run through the best time for viewings, share notes about similar properties we’ve sold and give you that all-important market guide price. If your property needs any decorative or maintenance work to get it ready for market, we’ll gather quotes from reputable and reliable tradespeople on your behalf.

Step 3


You’ve worked hard ensuring your property is in the best condition possible, now it’s time for the professionals to capture its charm. We take care of arrangements for photography, floor plans and video and can give you tips to make sure your property looks its very best on the day. First impressions count, after all.

Step 4


It’s time to launch your property! With a fantastic photography and video package taken care of, the next step is to list your house on leading property websites including, and We’ll also launch it on our own website ( and, with your permission, let locals and passers-by know your house is on the market by placing our branded ‘For Sale’ sign outside your property. To get the right people through the door, we open our database of prospective buyers to you too.

Step 5


When it comes to viewings, flexibility is key. We arrange appointments for viewings seven days a week at times that work around your lifestyle. Viewings will always be led by either Nick or Tracy – we go on this journey with you. We take time to get to know interested parties including, most importantly, their buying position and what effect this might have on a potential sale.

Step 6


We will update you on offers as soon as they are received, and talk them through with you. If you agree to a sale, we’ll confirm all the details with the respective solicitors; secure the booking deposit & get the conveyancing process underway. Any loose ends & final arrangements, such as making sure all utilities have been transferred to the new owner, are tied up at the end….. and then it’s time to hand over the keys!
