Sales

We will update you on offers as soon as they are received, and talk them through with you. If you agree to a sale, we’ll confirm all the details with the respective solicitors; secure the booking deposit & get the conveyancing process underway. Any loose ends & final arrangements, such as making sure all utilities have been transferred to the new owner, are tied up at the end….. and then it’s time to hand over the keys!

Letting Service

It’s not just about finding a tenant; it’s about finding THE RIGHT tenant for your property. We cannot stress how important the selection of tenants is to us. Tenant vetting & careful selection is the difference between creating a successful & harmonious tenancy, or the opposite, which no one wants.

We’ll do all necessary reference checks in advance; and make sure all legal boxes are ticked on your side also, for example obtaining a BER (Building Energy Rating) Certificate & ensuring the tenancy is registered with the RTB (Residential Tenancies Board).  If you’re a first-time landlord we’ll guide you through preparing your property for market to make sure you’re getting the best return on your investment.

That means arranging initial inspections and quarterly visits (to guarantee peace of mind), plus overseeing monthly rent collection. If anything goes wrong on the maintenance side, our extensive list of reputable, qualified & insured contractors will fix the problem in timely manner, giving confidence and assurance to your tenants also.

BER Assessments

Whether you’re letting or selling, you’ll need a Building Energy Rating (BER) certificate. It’s a legal requirement and needs to be prepared ahead of signing a lease or selling a property. We get hold of registered, competitively priced BER assessors and get your assessment booked at a time that suits you. Rent Reviews

Under the current rent control legislation, any property within a Rent Pressure Zone, (which is all of Dublin and the surrounding commuter belt), is subject to very specific rules when it comes to carrying out a rent review. It is important that rent reviews are carried out when permitted, to ensure that your rent remains close to market level. Keeping rents close to market level is essential in maintaining the full capital value of your property for the future. We carry out all Rent Reviews under the prescribed format, issuing correct notice to tenants, compiling required comparable properties, and updating the Residential Tenancies Board.

Lease Renewals

Plans change, we get that. As a tenancy draws to a close, we’ll reach out to find out what your plans are. If you want to renew, we’ll take care of any potential rent renegotiations, agree the next fixed term with your tenants and draw up all the necessary documentation in good time. If your tenants are moving on, we arrange and carry out final inspections of your property and oversee the return of the deposit.
